  SYMBOL DEFINITION(S)
  1 Mowing, Edging, Aerification

Mowing, edging, and aerification heights, widths, procedures, and schedules shall be approved by property manager. No mowing shall be permitted in wet conditions and care shall be exercised to prevent damage to trees and shrubs, fixtures, and irrigation systems.


  2 Fertilization

Fertilization types, specifications and amounts, procedures, and schedules shall be approved by property manager. Unless otherwise specified, turf fertilization shall be a minimum of six times per year, using 16-6-8 per 1,000 square feet. Landscape contractor shall apply all fertilizer and materials required to maintain healthy growth and/or correct mineral deficiencies affecting turf, plants, beds, shrubs, ground covers, and trees (for trees - price doesnot include deep root feeding). Contractor shall notify property manager 48 hours in advance of fertilizer application.


  3 Materials

All materials (i.e. chemicals, plant supplies, plant material, fertilizers, weed and pest control, irrigation materials, etc.) must be approved by the property manager (or authorized representative). Materials shall be delivered to the site in the original containers with the product name, manufacturer, chemical dates, and warning plainly marked on the label. Material Safety & Data Sheets (MSDS) must be submitted for all such materials and no substitutions shall be made by contractor without prior written approval from property manager.


  4 Pesticides and Herbicides

Pesticides and herbicides must be approved by the property manager (or authorized representative) and shall be mixed, applied, and disposed of in strict accordance within the guidelines by applicable state and local codes in terms of materials, methods, equipment, schedule, and weather conditions. Landscape contractor shall apply materials to maintain weed-free, pest-free, and disease-free turf, plants, bed, shrubs, ground cover, and trees (by either chemical or mechanical means).


  5 Seasonal Color

Landscape contractor shall maintain seasonal color beds and replace on a quarterly basis or other basis as directed by property manager (such replacement in an "extra work" item). The color change should be discussed and decided at least three months prior to the replacement. Contractor will make recommendation to property manager as to plant species and colors but property manager will have the final discretion for specific application. Contractor shall notify property manager when it is necessary to change color beds, and color must be replaced on a timely basis after notification. Color beds will not be void of plant material at any time, and unless otherwise directed, replacement plants must be of the same quality and size. Once the contractor has accepted color and completed installation has been approved by the property manager, the contractor will be responsible for replacing color plants at contractor's expense with the exception of vandalism or acts of God. Replacement of plants due to disease or maintenance problems shall be immediate.


  6 Repairs of Irrigation Systems

Landscape contractor shall be required to maintain and repair the irrigation/sprinkler systems (at the contractor's cost) as to keep it in the equivalent condition as it was in the beginning of the contract period. Any repairs made by the contractor will be directed by the property manager. Repairs to the irrigation/sprinkler system caused by conditions which the contractor has no direct control shall be paid for by the owner as "extra work", including repairs due to damage by vandalism, normal wear and tear, acts of God, or damage by third parties. It shall be the responsbility of the contractor to report such damage or equipment malfunctions to the property manager immediately.
